Healthy homes are important

Why is Healthy Homes Compliance so important?

Unreasonable Gaps & Holes

Draught Stopping Camberley

Draughts increase the likelihood of dropping temperatures within houses. A draughty home is more expensive to heat, meaning wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole that is, it’s likely to be a gap or hole which requirements sealing in any way. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that let air into or out of your home require seals. For example, if an open fireplace isn’t used it can create draughts. This should be shut from. Property managers and landlords are responsible for ensuring that such draughts are squelched as far as imaginable.

There is no need to cover up gaps or holes that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for movement within the building when the household is heated and cools to allow them to be shut and opened, rather instead of being stuck. We will examine all doors and windows as part of an Healthy Homes assessment of your rental property.

Heating Camberley

Rental properties in Camberley must have a fixed heating source that is able to heat the largest or main living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements that it be permanently fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether the current fixed heater(s) are adequate or if you’ll require to "top-up" with an additional heater. Fires that are open and unflued heaters like mobile LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it must be equipped with an thermostat. This will make the heating more consistent and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases such as small apartments the smaller fixed electric heater may be sufficient.

If your main living space is already equipped with a fixed heating source such as the heat pump, it may need some additional energy to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Camberley

Each living space within a rental property has to contain at minimum one open windows or an exterior door to offer natural airflow. In addition, high moisture spaces like kitchens and bathrooms should have an externally vented extractor to eliminate moisture.

A ventilation standard is all about understanding that the dry atmosphere is much easier to heat and that a well ventilated rental property is less likely to develop damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable and don’t need an opening door or window.

Each door, window or Skylight needs for them to be in a position open to the outside and remain at an open angle, allowing the circulation of fresh air and air flow.

All bathrooms and kitchens as well as any other space in your house that houses shower, bath, cooktop or other high moisture generating item will require adequate extractor fans that vent to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Camberley

Insulation for underfloor and ceilings is a requirement in all rental homes since July 1, 2019. Property managers and landlords have to make sure that the insulation meets current quality. In some instances, existing ceiling insulation or insulation in the subfloor space may need to be replaced or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of mould and damp, and also makes much easier to the household to hold warmth.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Camberley Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere for surface and underground water to flow, and stop it from coming into the building. When it comes to moisture and damp it is often the things you don’t notice that could become a major issue that can cause damage to your investment and harming the tenant’s well-being.

Rental properties should have efficient drainage to eliminate storm water, surface water, and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go, and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to prevent moisture from entering, if your property has an enclosed space between floorboards and surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is generally a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from entering the structure. It also assists in preventing water damage to the floor insulation.
