If a draught could be noticed from gaps that are not adequate or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the air is clear from a gap or hole or crack, then it’s likely a crack or hole which needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out from your house require sealing. For example, if an open fireplace is not in use, it can create draughts. This should be blocked off. Landlords and property managers are responsible for ensuring that such draughts are squelched as far as imaginable.

There is no require to block gaps or holes in the building. For instance, small gaps around doors and windows may be required to allow for the movement of the structure when the house warms and cools in order to let them be shut and opened, rather than sticking. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being homes

Heating Flaxmere

Flaxmere rental properties require a reliable source of heating which can warm the living room to at least 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs to be fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine if the current installed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Fires that are open and unflued heaters like the portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it needs to have a thermostat. This will make the heating more reliable and efficient. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater may be sufficient.

If the main living room already has a fixed heating source like the heat pump, it may require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either costly, not cost-effective to run, and/or unsafe to run.

Protecting your rental property from the effects of moisture isn’t just a matter of the inside It’s about having to make sure there is somewhere for rain, surface and underground water to flow and to prevent it from getting inside. When it is about damp and water, it is usually not apparent that it can become a big problem and cause damage to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with efficient drainage for the removal of rainwater, storm water, and ground water. This includes an appropriate outfall or runoff. Making sure that water has a location to go, and also that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid water ingress, if the rental has an enclosed gap between floorboards and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.
