Healthy homes are important

Why is Healthy Homes Compliance so Important?

One in three households rent homes in New Zealand and Longlands, and research shows us that these rental houses tend to be colder, older and have less efficient heating, and generally tend to be lower quality than houses that are owned by the owner.

Cold, damp and mouldy homes are associated with negative well-being results, specifically for ailments like colds and asthma, as well as cardiovascular issues. Furthermore, people who report at least four major house quality problems often experience poor life satisfaction and lower mental wellbeing.

Improving the standard of Longlands rental property can help tenants enjoy better mental and physical health as well as lessen interruption to learning, work and living due to health issues. Your investment will be safeguarded from mildew, mould and damp damage, meaning lower maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, as well Draught Control within Longlands rental properties.

Unreasonable Gaps & Holes

Draught Stopping Longlands

Draughts increase the likelihood of dropping temperatures within houses. A humid house is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught out of a hole or gap or crack, then it’s likely to be a gap or an opening that needs sealing in some way. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that let air into or out of your home require the sealing. For example, if an open fireplace isn’t used it may cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as much as possible.

There is no need to cover up holes or gaps in the construction. For instance, small gaps around windows and doors might be necessary to allow for movement within the building when the home gets warmer and cooler, to allow them to be closed and opened rather than being stuck. We will inspect every window and door during an Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Longlands

Longlands rental properties must have a fixed source of heat that is able to heat the living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to be fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to check if the existing fix heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it should include an thermostat. This will help make the heating more consistent and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings the smaller fixed electric heater may suffice.

If the living area already has a fixed heating source, like heat pumps, it might require a top up to be able to meet the standards. Certain types of heaters cannot be used to comply with the standard since they’re either costly, not cost-effective to run, and/or unsafe to run.

Longlands Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside; you have to make sure there is somewhere for rain, surface and ground water to go and also stop it from getting inside. When it comes to moisture and damp it’s usually those things that you aren’t aware of that can become a big problem and cause the property to suffer and harming the tenant’s health.

Rental properties should have effective drainage to eliminate floodwaters, surface water and ground water, which includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and also that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture from entering, if your rental is enclosed between floorboards and surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture from the ground from rising into the home. It also helps prevent moisture damage to the underfloor insulation.
