Draughts can lead to low temperatures inside homes. A cold home is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or a clear draught from a crack or a gap or crack, then it’s likely a crack or hole which requirements sealing in any way. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that let air in or out into the house need the sealing. For example, if the open fireplace isn’t used it could cause draughts, and should be blocked off. Property managers and landlords are responsible for making sure such draughts are eliminated as much as imaginable.

There is no need to block gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the structure when the house warms and cools so that they can still be closed and opened instead of than being stuck. Heating Poraiti

Poraiti rental properties require a reliable source of heat that is able to heat the main or largest living space to a minimum of 18degC, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements for it to be permanent (i.e., not portable) with at least 1.5 horsepower in capacity, and meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to determine if the current fix heater(s) are adequate or whether you will need to top up with an additional heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it requirements to be equipped with an thermostat. This will make your heating more consistent and efficient. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases like small apartments, a smaller fixed electric heater may be sufficient.

If the main living room already has a central heating source like the heat pump, it might just require an upgrade to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Poraiti

Every living space in a rental property has to contain at minimum one open windows or an exterior door to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor to get rid of moisture.

A ventilation standard is all about understanding the fact that dry air will be easier to heat and that the property that is properly ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallways are not liveable and therefore are not need an opening door or window.

Each window, door , or skylight needs for them to be in a position of opening to the outside, but remain set in an opening position in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other room in your house that houses shower, bath or cooktop, or any other moisture generating item will need suitable extractor fans that are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Poraiti

Insulation for underfloor and ceilings has been compulsory on all rental homes from 1 July 2019. All landlords and property managers have to ensure that the insulation is in line with this new standard. In some cases, existing ceiling insulation or insulation in the subfloor space may require to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of dampness and mould, and also makes much easier for the house to hold heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a gauge of how well insulation withstands heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Poraiti Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building it’s also about the outside. You must ensure there is somewhere for surface, rain and ground water to go, and stop it from coming inside. When it comes to moisture and damp it is typically not apparent that it can become a big problem and end up causing damages to your investment and affecting the tenant’s health.

Rental properties should have effective drainage to remove storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and also that it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the property has an enclosed space between your flooring and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from accumulating into the home. It also helps prevent moisture damage to the underfloor insulation.
