Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts can lead to dropping temperatures within houses. A draughty home costs more to heat, resulting in wasted energy and increased bills.

If a draft can be perceived as a result of gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating out of a hole or gap that is, it’s most likely a gap or crack that needs sealing in some way. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that let air in or out within the house require seals. For example, if an open fireplace isn’t in use it can cause draughts and should be blocked off. Property managers and landlords are accountable for making sure that these draughts are stopped as far as possible.

There is no require to block up intentional holes or gaps in the building. For example, tiny gaps around doors and windows could be necessary to allow for movement of the structure when the home heats and cools, to allow them to be closed and opened rather than securing. We will inspect all doors and windows as part of our Healthy Homes assessment of your rental property.

Proper heating is important to ensure healthy homes

Heating Putorino

Rental properties in Putorino should have a permanent source of heat that can warm the principal or the biggest living room to at least 18degC, even during the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs to be fixed (i.e. not portable) and at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine whether the fix heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, then it must be equipped with a thermostat. This makes the heating more uniform and efficient. In most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases like small apartment buildings an electric, fixed heater might be enough.

If your living space already has a permanent heating source, like heat pumps, it might need an update to meet the standards. Certain kinds of heaters cannot be used to meet the standard as they are either expensive, inefficient or unsafe to operate.

Ventilation Putorino

Every living space of a rental property must contain at minimum one open door or window to provide natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to get rid of moisture.

A ventilation quality is all about recognising that the dry atmosphere is much easier to heat and that the property that is properly ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and therefore do not need an opening window or door.

Each window, door , or Skylight requirements for them to be in a position open to the outside while remaining set in an opening position, allowing ventilation and fresh air air flow.

All bathrooms and kitchens as well as any other space in your property with shower, bath, cooktop or other high humidity-generating items will require adequate extractor fans that vent to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Insulation Putorino

Underfloor and ceiling insulation has been compulsory in all rental homes since July 1, 2019. Property managers and landlords have to make sure the insulation meets standards that are in line with the latest quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space may need to be added or replaced.

A well-insulated property can help control condensation, and decrease the risk of mould and dampness, as well as making an easier task to allow the household to retain the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and is a measure of how well the insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Putorino Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building but you must make sure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting inside. When it concerns damp and moisture it is frequently the concerns you don’t notice that can become a big problem and end up causing damage to your investment and harming the tenant’s health.

Rental properties require to have effective drainage to get rid of rainwater, storm water, and ground water, including an appropriate runoff or outfall. Making sure that the water is able to go, and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop the ingress of moisture, if your rental is enclosed between your floor and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from entering the home. It also helps prevent moisture damage to the underfloor insulation.
