Healthy homes matter

What are the reasons why Healthy Homes Compliance important?

Around 1 in 3 households rent in New Zealand and Roys Hill, and research suggests that rental homes tend to be colder, older and are not as effective heating, and generally have lower quality than houses that are owned by the owner.

The damp, cold and mouldy houses are associated with negative health outcomes, particularly illnesses like colds, flu, asthma and cardiovascular conditions. Additionally, those who report at least four key housing quality problems frequently have less satisfaction in their lives and lower well-being.

The improvement in the standard of Roys Hill rental property will allow tenants to enjoy improved mental and physical health, and lessen the disruptions to their work, education and living due to illness. Your investment will be protected from mildew, mould and damp-related damage, which results in lower costs for maintenance in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Stopping on Roys Hill rental properties.

Unreasonable Gaps & Holes

Draught Stopping Roys Hill

Draughts can lead to lower temperatures in households. A cold house is more expensive to heat, meaning wasting money and energy.

If a draught is felt through gaps that are too large or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a hole or gap and you are able to feel it, it’s likely a crack or hole which requirements sealing in any way. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that allow air in or out from your home require to be sealed. For example, if an open fireplace isn’t being used, it can cause draughts and should be blocked off. Landlords and property managers are responsible for making sure such draughts are eliminated as much as imaginable.

There is no need to block up intentional gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the structure as the house heats and cools, so that they are able to be opened and closed rather than securing. We will check all windows and doors during the Healthy Homes assessment of your rental property.

Heating Roys Hill

Roys Hill rental properties require a reliable source of heating that is able to heat the living space to at least 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs that it be permanently fixed (i.e. not portable) that is, at minimum 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to check if the current permanent heater(s) are adequate or whether you will require to ‘top up’ with a new heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it should have the thermostat. This will help make the heating more uniform and efficient. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like apartments with small spaces an electric, fixed heater could be enough.

If your living space already has a central heating source, such as the heat pump, it might require a top up to be able to meet the standards. Some types of heaters can’t be used to meet the quality because they’re not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Roys Hill

Every living space in the rental property should include at least one open doors or windows to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan to get rid of moisture.

The ventilation standard is all about understanding it is that the dry atmosphere is easier to heat and an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable and do not require an opening door or window.

Every window, door or skylight needs for them to be in a position of opening to the outside, and stay fixed in an open position in order to allow ventilation and fresh air air flow.

The bathrooms in all kitchens as well as any other space in your house that houses shower, bath or cooktop, or any other moisture generating item will need adequate extractor fans that vent to the outside. Our Healthy Homes Assessment service will verify that there is enough air circulation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Roys Hill

The insulation of the ceiling and underfloor is required on all rental homes since July 1, 2019. All landlords and property managers must ensure that the insulation meets current quality. In some cases, current ceiling insulation, or the insulation of the sub floor space may need to be filled with or replaced.

A well-insulated property can help control condensation and lower the chance of mould and dampness as well as making much easier to the household to keep warmth.

Insulation needs to meet the R-values required for your area

The "R" stands for thermal resistance and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Roys Hill Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside but you must make sure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting inside. When it concerns damp and moisture it’s frequently the concerns you don’t notice that could become a major issue and end up causing the property to suffer and harming your tenant’s health.

Rental properties should be equipped with efficient drainage to get rid of storm water, surface water, and groundwater, with an appropriate runoff or outfall. Making sure the water has a proper place to go, and that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your floor and the soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from accumulating into the home. It also helps prevent moisture damage to the underfloor insulation.
