Unreasonable Gaps & Holes

Draughts increase the likelihood of low temperatures inside homes. A humid house costs more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap or crack, then it is likely a crack or hole that requirements sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. Any gaps greater than 3mm that let air in or out of your house require to be sealed. In the case of an open fireplace isn’t being used, it may cause draughts and must be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated as much as possible.

You don’t require to block off holes or gaps that are part of the building. For example, tiny gaps around doors and windows may be required to allow movement of the building as the household gets warmer and cooler, in order to let them be closed and opened rather than being stuck. We will inspect the windows and doors as part of the Healthy Homes assessment of your rental property.

Heating Taradale

Taradale rental properties must have a fixed heating source that can heat the main or largest living room to at least 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs for it to be permanent (i.e., not portable), at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to check if the current installed heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Fires that are open and unflued heaters like the portable LPG bottle heaters are not considered acceptable heating options for the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it must include a thermostat. This makes the heating more consistent and effective. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases such as small apartments an electric, fixed heater could be enough.

If the main living room already has a permanent heating source like the heat pump, it could require some additional energy to be able to meet the standards. Some types of heaters can’t be used to achieve the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore are not require an opening door or window.

Each door, window or skylight needs to have the ability to open to the outside while remaining at an open angle in order to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, and every other room of your home that has a bath, shower cooker or any other moisture-producing item will require suitable extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Taradale

The insulation of the ceiling and underfloor is a requirement in all rental houses as of July 1st, 2019. All landlords and property managers are required to make sure that the insulation is in line with standards that are in line with the latest standard. In some instances, existing ceiling insulation or insulation in the subfloor space might need to be filled with or replaced.

A well-insulated house can help control condensation and reduce the chances of dampness and mould, and also makes it easier to the home to retain heat.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Taradale Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside It’s about having to ensure there is somewhere for surface and underground water to flow, and also stop it from getting inside. When it is damp and moisture, it’s typically what you don’t see that could be a huge problem and cause the property to suffer and affecting the tenant’s health.

Properties that are rented must be equipped with effective drainage to remove floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure that water has a proper place to go, and it can’t linger underneath the structures is an important aspect of keeping your property dry.

Alongside an irrigation system to stop moisture from entering, if your property has an enclosed space between the floor and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from accumulating into the home. It also helps in preventing moisture damage to the underfloor insulation.
