Draughts increase the likelihood of dropping temperatures within houses. A damp home is more expensive to heat, meaning wasting energy and increased bills.

If a draft can be perceived as a result of gaps or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a crack or a gap that is, it is most likely a gap or crack that requirements sealing in some way. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and let air into or out within your house require sealing. For example, if an open fireplace isn’t used it can cause draughts and should be sealed off. Property managers and landlords are responsible for ensuring that such draughts are squelched in the maximum extent possible.

You don’t need to block off holes or gaps which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow movement of the structure when the household gets warmer and cooler, to allow them to be opened and closed rather than sticking. We will test every window and door during the Healthy Homes assessment of your rental property.

Heating Twyford

Rental properties in Twyford require a reliable source of heating that is able to heat the living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs that it be permanently fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity and have the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to determine if the installed heater(s) are adequate or if you’ll require to top up by adding a second heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options for The Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it requirements to include the thermostat. This will help make the heating more consistent and effective. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like apartments with small spaces the smaller fixed electric heater might be enough.

If the living area already has a central heating source like an air conditioner, it might require an upgrade to make sure it meets the requirements. Some types of heaters can’t be used to achieve the quality as they are either costly, not cost-effective to run, or are unsafe to operate.

This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Twyford Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building It’s about having to make sure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting into the building. When it concerns damp and moisture it’s usually not apparent that it could be a huge problem and end up causing damages to your investment and harming your tenant’s health.

Rental properties should have effective drainage to eliminate rainwater, storm water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a proper place to go and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your property has an enclosed space between your floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier typically a sheet of polythene that is placed over the ground, to block any moisture present in the ground from rising into the property. It also assists in preventing moisture damage to the underfloor insulation.
